Rent-to-own rules cover mobile homes
The law now treats rent-to-own and option contracts the same when the home is a mobile home. Mobile-home renters in these deals get the same consumer protections and vendor duties as for other homes. The mobile home must meet the state’s definition in law.
Stronger maintenance and disclosures in rent-to-own
Vendors must inspect the home and certify in the contract that it meets state housing standards (sections 6021 and 6021‑A). If mobile home park standards apply (Title 10, section 9099), they must certify that too. The contract must state who will keep the home in compliance. By default, the vendor must maintain the home to those standards, unless the parties sign a legal waiver that includes a payment reduction or other fair consideration.
