Single-stair option for small residential buildings
The law lets some residential buildings use one stairway instead of two. For 4 or fewer floors above ground, each floor must be under 10,000 square feet. The building must have code-compliant sprinklers. The stair must have fire-rated doors at each floor and fireproof construction. For 5 or 6 floors, the first four floors must each be under 10,000 square feet, and floors 5 and 6 must each be under 4,000 square feet. The maximum exit access travel distance is 125 feet. The building must have sprinklers, a manual fire alarm, and automatic smoke detection that warns occupants, with detectors in common spaces outside units like corridors, gathering areas, laundry rooms, storage rooms, mechanical rooms, interior stairways, and exit passageways. Only required openings may connect to the stair enclosure. Elevators cannot open into it. No electrical outlets are allowed inside. The stair must meet the state fire code. This law takes effect 60 days after passage.
