Radon tests and fixes for home sales

The law requires radon testing for most residential home sales. A purchase-and-sale agreement is only valid if the test was done within the past year. A certified or licensed tester must perform the test. The seller pays for this test and must share results with the buyer and the buyer’s lender. If levels are above 4.0 pCi/L, a certified mitigation system must be installed before closing. The seller pays for mitigation and a follow-up test to confirm it works. The buyer may order an extra test at the buyer’s expense. Exempt sales include lender foreclosures or deed-in-lieu, sheriff or tax sales, court-ordered or trustee sales, transfers for demolition or nonresidential use, and inheritances. Non-residential property and short-term or tourist lodging are not covered.
