Stronger lease rights for Washington renters

These protections apply to Washington rental agreements entered into or renewed on or after July 27, 2025. Your lease cannot make you give up legal claims against your landlord or their agents, including class actions. It cannot require secrecy about rental offers or terms, including rent, deposits, fees, discounts, move-in gifts, or lease specials. Required arbitration is allowed only when your landlord pays all arbitration costs and the agreement is notarized. Your lease cannot require you to pay landlord attorney fees unless Washington landlord–tenant law allows them and a court awards them in a judgment.
