Beginning May 6, 2026, the law bans refusing to sell or rent, denying a home, giving worse terms, or lying about availability because of protected traits. Protected traits include race, color, religion, sex, national origin, familial status, source of income, disability, sexual orientation, and gender identity. "Sex" includes pregnancy, childbirth, and related disabilities. If you were harmed by discrimination, or believe it is about to harm you, you count as an aggrieved individual and can file a complaint.
Beginning May 6, 2026, landlords must allow reasonable changes and rule exceptions you need because of a disability to use and enjoy your home. You usually pay for physical changes. For rentals, a landlord can reasonably require you to restore the interior when you move out. There is a defense if, even with accommodations, a disability creates a serious health or safety risk; the landlord must prove that risk.
Beginning May 6, 2026, "single-sex housing" means shared-bedroom or shared-bathroom housing set aside only for people of the same biological sex at birth. Landlords, dorms, boarding houses, and similar group living can designate such housing and limit occupancy to that sex. This does not apply to state or city housing unless another law allows it, and it cannot violate federal law or the terms of federal funding.
Beginning May 6, 2026, when an abuse, neglect, or dependency case is filed, the juvenile court uses the least restrictive way to protect the child and family. The court should try alternatives before removing a child from home.
The law takes effect on May 6, 2026. Most changes and definitions start then.
