More reasons a park can evict

A park can end a tenancy if a home is unsafe or its condition disrupts others’ use of the park. It can also end a tenancy for materially false application information or for failing nondiscriminatory application rules. If the park has a one‑home rule, owning more than one home in the same park is a valid reason to terminate. These changes increase eviction risk for affected households.

Park closures and 90-day notice

A park owner can end tenancies to permanently retire the park or a site from renting. The owner can also end tenancies if a building or health authority requires closing or vacating to comply. For permanent retirement, the owner must give at least 90 days’ written notice to all known residents and occupants. The law does not provide money to help you move.

One-year leases and signing rules

Leases for mobile home sites must be at least one year. You can ask for a shorter term if the operator agrees. If you do not sign and return a lease or renewal, the operator can keep you month‑to‑month. If you refuse to sign or turn in a lease, the operator can end your tenancy.

No lease denials for older homes

An operator cannot deny, change, or condition a lease because of the home’s age. This protects owners and occupants of older mobile and manufactured homes from lease denials or altered terms.

Who is covered in mobile home parks

The law clarifies who is covered in mobile home parks. A resident rents a site and owns and lives in the home there; an occupant lives there with the operator’s consent but is not the resident. An operator is the person who rents sites or homes. A site is the plot where the home sits, and leases must be in writing. A community is land with 3 or more rented plots (farm family or worker housing is excluded). If you rent a home but are not a resident or occupant under these rules, chapter 704 landlord‑tenant rules apply to you.
