Morgan County seniors get property tax freeze

The law requires majority voter approval before this constitutional amendment becomes valid. It authorizes Morgan County homeowners age 65 or older to freeze the assessed home value used to calculate property taxes. Claims begin October 1, 2027, using the October 1, 2026 value. Later first claims use the value from the year immediately before the first claim. The home must be classified as single-family, owner-occupied property and be the owner's main home for the five years immediately before the first claim's tax year. Owners must apply in writing to the Morgan County Revenue Commissioner between October 1 and December 31. The freeze covers the property first claimed and lasts while it remains the owner's main home. Owners remain eligible for homestead and other exemptions. Tax rate changes still apply, and later additions add taxable assessed value to the frozen base.
