More home types get homestead protection

Arizona residents age 18 or older can claim protection for one home where they live. Eligible homes include houses, condos or co-ops, and listed shelters such as mobile homes, trailers, motor homes, or houseboats, along with the land where the shelter is located. The exemption covers up to $400,000 in value, with annual cost-of-living adjustments starting January 1, 2024. A person or married couple can claim only one homestead; a couple who divorces cannot claim more than $400,000 for that residence.

Less protection for refinance cash

Identifiable cash from refinancing a homestead is not protected by the exemption. Identifiable cash from a voluntary or involuntary sale stays protected for 18 months, or until you establish a new homestead with the money, whichever comes first. For a sale or refinance, the parties may use the value in the final closing disclosure to calculate equity or cash back. They do not have to use that value.
