Developers get residential tax class at permit

Owners and developers who convert a commercial building to housing can switch to the residential tax class once a qualifying building permit is issued. This covers new work that is mostly residential, or major rehab for regular homes (not short-term stays). Owners can apply for the change and can appeal if the District denies it. If the building is not put into residential use on time, the tax break is clawed back. This can lower taxes sooner: residential is about $0.85 per $100 of value, while commercial is about $1.65–$1.89.
