Lower city taxes for Social Circle homeowners

If your Social Circle home is your homestead, the city exempts assessment growth above your adjusted base value from city property taxes. It applies only to city taxes for municipal purposes, not county, school, state, or bonded‑debt taxes. For first‑time 2026 claims, the base year is 2024. You cannot stack this with another city base‑year exemption; the city applies the larger one. It takes effect for tax years starting January 1, 2026 only if city voters approved it on November 4, 2025.

Standard statewide inflation index for homesteads

The Georgia Department of Revenue sets one standard way to measure yearly inflation for homestead value adjustments. The method can use the Consumer Price Index or a similar federal index. This index is used when calculating adjusted base‑year values for homestead exemptions, including Social Circle.

How to get and keep Social Circle exemption

You must file an application with the City of Social Circle to get the municipal homestead exemption. If you had a 2025 homestead exemption on the same home and still qualify in 2026, you get the 2026 city exemption automatically. After approval, it renews each year while you live there. A surviving spouse keeps it while living in the home. You must tell the city if you no longer qualify. These rules apply starting January 1, 2026.
