The law gives a $40,000 homestead exemption from Pickens County school district taxes for education. You must be 62 or older on or before January 1 of the year you apply. Your combined gross income with a spouse who lives in the home must be $40,000 or less for the prior year under Georgia tax rules. You must live in the Pickens County school district and occupy the home as your homestead, up to five contiguous acres. File an initial application with the Pickens County tax commissioner; forms are provided. After a proper first filing, it renews each year while you live in the home. You must tell the tax commissioner if you no longer qualify. Value above the $40,000 exemption stays taxable. The exemption takes effect January 1, 2026 if voters approve it on November 4, 2025.
This exemption only lowers Pickens County school district taxes for education. It does not reduce state, county, or city taxes, or other school district taxes. You cannot combine it with another homestead exemption for the same Pickens County school district tax.
Pickens County holds a vote on November 4, 2025 on this homestead exemption. If more than half approve, it starts January 1, 2026. If voters reject it or the election is not run as required, the law is repealed 365 days after the election. Pickens County pays the election costs.
