Tunnel Hill tax break for 70+ homeowners

City of Tunnel Hill homeowners who are 70 or older get a new homestead exemption. $325,000 of your home's assessed value is not taxed for city purposes. Taxes for city bond debt are not reduced. You must apply once; the city provides forms. After approval, it renews each year while you live there, and you must tell the city if you become ineligible. A surviving spouse can keep the exemption while living in the home. This exemption does not cut state, county, or school property taxes and replaces any other city homestead exemption on the same home. It starts with tax years beginning January 1 after voter approval.

Tunnel Hill must hold a vote with the November 2025 municipal election on this exemption. The city publishes the notice for two weeks and pays the election costs. If a majority approves, the exemption takes effect on January 1 of the next year. If voters do not approve or the vote is not held as required, the Act is repealed on January 1, 2026. The election superintendent must certify results to the Secretary of State. Voters can ask a court to order the vote if officials do not act.
