Renters get more time and mediation

For residential rent nonpayment, landlords must give renters 10 calendar days after receipt of a rent notice to pay, up from five business days. Renters can use free mediation through a state-funded center. If mediation is scheduled within 10 calendar days and the renter takes part, the landlord generally cannot file to remove them until 20 calendar days after the renter received notice. Mediation must happen within 30 days after the center contacts both sides; the delay does not apply if the renter misses or cancels mediation. The two-year pilot takes effect July 1, 2025; these notice and filing changes begin February 5, 2026, and the pilot sunsets February 4, 2028.

Renters may owe mediation costs

In prelitigation mediation, each side generally pays its own costs, including lawyer fees. If a renter defaults on a mediated agreement or misses scheduled mediation, the landlord may ask the renter to pay all mediation costs, including reasonable lawyer fees. The law does not set a dollar amount for these costs.
