Beginning July 1, 2025, you can ask your city or county board of adjustment for a variance from numeric zoning rules. This covers limits like lot size, setbacks, yard widths, height, bulk, sidewalks, fences, signs, and off-street parking. You must appeal to the board and show strict enforcement creates practical difficulties because of special conditions. The difficulties must be unique to your property and not self-created. You must also show it will not harm the public interest, will not change the neighborhood’s essential character, and matches the spirit of the ordinance and substantial justice.
