The clock runs from the appraisal service date, which is the date on the report or when the work was done under the engagement. It applies to appraisals performed after June 30, 2026. The law takes effect July 1, 2026. This limit does not cover intentional fraud or willful misconduct, and it does not affect licensing or disciplinary actions.
