Updated work limits for residential appraisers
The law sets clear dollar limits for Maine residential appraisers. For federally related loans, you can appraise noncomplex 1–4 unit homes under $1,000,000. Complex 1–4 unit homes are allowed only under $250,000. For nonfederal deals, use market value to test the limit. You may appraise vacant land used for, or best suited to, 1–4 family homes. You may not appraise subdivisions that need a development analysis. Complex means the property is atypical due to the property, ownership form, or market.
Larger Maine real estate appraiser board
The state expands the Board of Real Estate Appraisers to nine members. The Governor appoints all members, who must live in Maine. The board includes two public members, five licensed appraisers (at least one certified general and one certified residential), one real estate broker, and one banking or mortgage professional. People serving on the board when the law takes effect finish their current terms.
