Stronger foreclosure notices for homeowners
Beginning January 1, 2026, lenders must add three items to Maine foreclosure notices. The notice must say you may ask for mediation to try to avoid a foreclosure judgment, when mediation is available under state law. It must also state that the total amount due shown does not include amounts that come due after the notice date. And it must include a fraud warning urging you to seek help only from a HUD-approved (U.S. Department of Housing and Urban Development) housing counselor or a Maine-licensed lawyer. These rules apply to notices sent by the foreclosing party.
