Beginning July 1, 2025, manufacturers must certify modular homes meet the latest residential building code adopted by Mississippi’s Building Codes Council. Covered homes must be transportable in one or more sections and designed as dwellings when connected to required utilities. They must include plumbing, heating, air conditioning, and electrical systems. Homes designed for permanent installation must use an approved foundation and follow the manufacturer’s installation guidelines. The modular-home definition excludes manufactured housing covered by federal manufactured-home law. Structures used as hunting and fishing camps are exempt from building code requirements.
