Tax cap for owner-occupied homes

Beginning October 1, 2025, if you live in a single-family home you own, you can claim a partial property tax abatement. Each year, your county tax is limited to last year’s county taxes plus 3%. Increases from new improvements or a change in use do not count. You must file a claim with the county assessor or on the declaration of value at transfer. Running a home business or holding title in a trust does not block you if you live in the home. The Nevada Tax Commission sets detailed rules, including for parcels where only part is your home.

Tax cap for affordable rentals

Beginning October 1, 2025, rental property owners get a partial property tax abatement if each tenant’s rent is at or below the county fair market rent set by HUD. Each year, the tax is limited to last year’s county taxes plus 3%, ignoring value increases from improvements or a change in use. Hotels, motels, and other transient lodging do not qualify, and the parcel must have a separate value on last year’s roll. File a claim as the Nevada Tax Commission requires, or on the declaration of value when you record a transfer.

Tax cut spread across local agencies

When counties apply the homeowner or rental abatements, total property tax collections go down. Payments to local taxing bodies drop by the same total amount. Each body’s reduction matches its share of the county tax rate: reduction = total cut × (entity rate ÷ county rate).

Claim abatements on transfer form, no fee

Beginning October 1, 2025, the declaration of value form you file with a deed or land sale contract includes a place to claim the homeowner or rental abatement. County recorders cannot charge a fee to record the declaration of value. This lets you claim the abatement at transfer without an extra filing cost.
