The Department of Financial Services posts a pamphlet, “WHAT MORTGAGE APPLICANTS NEED TO KNOW,” on its website. It is available in the six most common non‑English languages from the latest census. Your lender must give you a copy when you apply for a home loan, on the federal timeline in 12 CFR 1026.19(e)(1)(iii). The lender may send it by email or a web link. It follows the form in law and explains your rights, and the superintendent may update wording to keep it accurate.
The Department of Financial Services tells mortgage lenders and banks when the pamphlet is posted online. It also tells them when the pamphlet changes. This helps lenders share the latest information with applicants.
