Relates to the use of algorithmic pricing by landlords for the purpose of determining the amount of rent to charge a residential tenant

New York renters gain rent-coordination protections

The law takes effect 60 days after becoming law and bans helping New York residential landlords agree not to compete. This includes operating or licensing software that gathers shared rental data, analyzes it, and recommends rent or lease terms. The data must come from at least two owners or managers not under common ownership or management. Covered data includes past or current prices, supply levels, and lease end or renewal dates. Landlords also cannot use these recommendations to set rent, renewal terms, occupancy levels, or other lease terms. Both bans apply when someone acts knowingly or with reckless disregard. Tools used to set rent or income limits under specified rent laws or government-run affordable housing programs are excluded. Other state laws still apply, and this law does not guarantee lower rent.
