Some renters face 30-day sale notices

A shorter sale-notice rule applies to month-to-month renters living in the same building or on the same property as their landlord. The landlord must use that property as their main home, and it must contain no more than two homes. After accepting an offer from a buyer who genuinely plans to live there, the landlord can give 30 days’ written notice. The landlord must include written proof of the accepted offer. This rule takes effect 91 days after the 2025 Regular Session adjourns.

Renters face sale notices with payments

Oregon landlords can end month-to-month rentals, or fixed-term rentals at or after expiration, when an accepted buyer genuinely plans to live there as their main home. Landlords must give written proof of the accepted offer and generally provide 90 days’ notice. They can use 60 days’ notice within 120 days after accepting the offer by paying one month’s rent with notice. That payment is in addition to the usual one-month rent payment for this type of termination. Landlords owning four or fewer covered homes are exempt from the usual payment, but not the extra 60-day payment. These rules take effect 91 days after the 2025 Regular Session adjourns.
