Tennessee homeowner associations must carry theft coverage

Beginning January 1, 2027, Tennessee homeowner associations collecting assessments for shared expenses must obtain and keep coverage against theft or dishonesty. This includes qualifying unit owners' associations. Coverage protects association funds against theft or dishonesty by officers, directors, employees, managing agents, and managing-agent employees. Required coverage equals reserve balances plus 25% of total yearly assessment income, with a $10,000 minimum. The board or managing agent can obtain a blanket fidelity bond or insurance policy on the association's behalf. The law does not specify premiums or whether homeowners' assessments change.
