Homeowners associations must carry fidelity bond

The law requires homeowners associations that collect assessments to keep a blanket fidelity bond or insurance. It protects the association from theft or dishonesty by officers, directors, employees, and managing agents. Coverage must equal the HOA’s reserve balances plus one-quarter of its annual assessment income, with at least $10,000 of coverage. The board or the managing agent can buy the bond. Unit owners’ associations are included. This requirement starts January 1, 2027. The bond is an added HOA expense.
