Early lease termination for military renters

The law lets active‑duty service members and full‑time National Guard members and technicians end a home lease early. You qualify if you have PCS orders; TDY over three months; discharge or release; orders to government housing that end your housing allowance; or a stop‑movement order for an emergency that lasts indefinitely or at least 30 days and keeps you from living in the unit. Give your landlord written notice with an end date at least 30 days after the next rent due after you give notice. The end date cannot be more than 60 days before your required departure or interim training. Before the end date, give a copy of your orders or a signed letter from your commanding officer. Your landlord cannot charge liquidated damages for ending the lease under this rule. You still must meet your other move‑out duties under Virginia law.
