Flood Maps Locked In: FEMA's Latest Boundary Shenanigans Finalized

Summary

New or modified Base (1-percent annual chance) Flood Elevations (BFEs), base flood depths, Special Flood Hazard Area (SFHA) boundaries or zone designations, and/or regulatory floodways (hereinafter referred to as flood hazard determinations) as shown on the indicated Letter of Map Revision (LOMR) for each of the communities listed in the table below are finalized. Each LOMR revises the Flood Insurance Rate Maps (FIRMs), and in some cases the Flood Insurance Study (FIS) reports, currently in effect for the listed communities.

Flood maps finalized for listed communities

New or modified Base Flood Elevations (BFEs), base flood depths, Special Flood Hazard Area (SFHA) boundaries or zone designations, and/or regulatory floodways were finalized for the communities listed in the table. Each Letter of Map Revision (LOMR) revises the Flood Insurance Rate Maps (FIRMs) and, in some cases, the Flood Insurance Study (FIS) reports currently in effect; the LOMRs were finalized on the dates shown in the table (examples range from May 28, 2026 through June 30, 2026).

Map changes trigger NFIP management rules

The new or modified flood hazard information is the basis for the floodplain management measures that each community is required either to adopt or to show evidence of already having in effect to remain qualified for participation in the National Flood Insurance Program (NFIP).

Use updated community number for policies

The current effective community number shown in the LOMR must be used for all new flood insurance policies and renewals in the affected communities. This requirement applies as of the finalization dates listed in the table.

LOMRs available locally and online

Each Letter of Map Revision (LOMR) is available for inspection at the respective Community Map Repository address listed in the table and online through the FEMA Map Service Center at https://msc.fema.gov. Interested lessees and owners of real property are encouraged to review the final flood hazard information at those locations.

Communities may keep or exceed minimum rules

FEMA states that the new or modified flood hazard information together with the floodplain management criteria required by 44 CFR 60.3 are the minimum requirements; communities are not required to change existing ordinances that are more stringent and may enact stricter requirements at any time.
