Effective July 10, 2024, the law exempts some new New Jersey townhouses from the automatic fire sprinkler requirement. The exemption covers projects with construction permit or development applications submitted to a state, county, or municipal agency before that date. The rule applies to townhouses covered by the state's one- and two-family dwelling building code. Unless exempt, projects need sprinklers when their permit applications were not declared complete before month 13 begins after the 2023 law's enactment. State officials must adopt installation standards by the start of month 12, incorporating the 2021 International Residential Code's sprinkler standard or its successor. Exempt projects avoid this requirement, but future occupants are not guaranteed the sprinkler protection it otherwise requires.
