Beginning January 12, 2026, New Jersey bars housing discrimination based on lawful income sources, including refusing those sources as payment. Protected sources include public benefits, housing vouchers, child support, alimony, and other lawful rent or mortgage payments. Rental income tests and other financial standards must use only the tenant’s share of rent, excluding amounts other lawful sources pay. Covered people cannot push sales or rentals by claiming these payment sources will cause unwanted neighborhood changes. The law also defines family members to include listed relatives and people with close, family-like ties.
Beginning January 12, 2026, people cannot refuse business dealings because of someone’s lawful income source used for rent or mortgage payments. This covers buying, selling, leasing, licensing, contracts, trade, and providing goods, services, or information. Protection also extends to dealings tied to family members, partners, employees, suppliers, or customers. The law preserves specified exceptions for collective bargaining, labor disputes, unfair labor practices, and discrimination protests.
