20-day pause and officials at evictions

After a final eviction judgment, if the case involves a family with proven insolvency, or a veteran, senior, or a person with a disability, the court must notify the proper agencies. The eviction cannot happen for 20 days after that notice, and that time cannot be extended. If the family has proven insolvency, the eviction cannot proceed unless an official from the Department of the Family and an official from the Department of Housing are present. The Sheriff must coordinate their presence; without them, the eviction is blocked.

Court notifies help for vulnerable renters

The court must alert help agencies in eviction cases. If the judge sees a family is economically insolvent, the court sends the complaint to the Departments of the Family and Housing to review needs and offer help. If the person is a veteran, senior, or has a disability, the court also notifies the matching advocate office. The Veterans’ Office checks eligibility for VA pensions, compensation, and housing vouchers and reports the case status. All notified offices must file a written report to the court within 30 days, listing what help applies and what they will provide.

Evictions in subsidized housing follow rules

If your rental is subsidized by the Puerto Rico Department of Housing, your eviction must follow that department’s regulations. This ensures the process matches the rules for your subsidy program.
