5 provisions identified: 0 benefits, 1 costs, 4 mixed.
Tiverton can adopt a homestead exemption for Class 1 homes (up to five units). If adopted, eligible owners pay tax on a lower property value. Instead of an exemption, the town can split Class 1 into owner‑occupied and non‑owner groups and set different rates. That can lower taxes for owner‑occupied homes and raise them for non‑owner properties. The law does not set amounts or rates; the town does.
The law defines five property classes in Tiverton. Class 1 covers homes with up to five units, open space land, and homes on leased land. Class 2 covers commercial and industrial property and homes with more than five units or partial business use. Class 3 is tangible personal property. Class 4 is motor vehicles and trailers; Class 5 is mobile homes on leased land. Your class decides which rate and rules the town applies.
Tiverton can set different property tax rates by class, and the rate must be the same within each class. This applies to business property, including commercial and industrial real estate and business personal property. Your business property tax bill can go up or down based on the rate the town sets for your class. The law does not set any numbers; it gives the town this authority.
Mobile homes on leased land in Tiverton are taxed at the state rate. This is Class 5 property. The law does not list the rate amount. Your bill may change based on how the state rate compares to prior local taxes.
Each year, the Tiverton assessor must list every property's full and fair value. The list must also show what share of the total tax levy each class pays. The assessor sets tax rates to raise those class shares. This is an administrative duty and does not, by itself, raise or lower anyone’s bill.
