Homebuyer affordability limits depend on funding source

The law sets affordability standards for homes sold to households earning below 120% of local median income, adjusted for family size. Housing requiring federal funding or grants originating from the U.S. Department of Housing and Urban Development has a 30% limit. That means housing costs cannot exceed 30% of household income before taxes. With other financing, including private or state money, the limit is 38%. The higher limit lets more homes qualify as affordable, but allows buyers to spend more of their income on housing.
