New income and asset caps for homeowner refunds

Beginning July 1, 2025, Wyoming tightens rules for homeowner property tax refunds. For the state program, your gross household income must be no more than the higher of 145% of your county median income or 145% of the state median. You must have paid your property (ad valorem) tax on your main home on time, and your assets are usually capped at $150,000 per adult (indexed), unless your tax bill is over 10% of your income. The state defines “gross income” and verifies it, often using your federal tax return if you filed, and issues state refunds by September 30 of the application year. Counties that run a local refund cannot set an income limit above 145% of their county’s median.
