Homeowners get a 25% property tax exemption on a single family home and its improved land. It applies only to the first $1,000,000 of fair market value; the most value exempted is $250,000. The rule starts with the tax year that begins January 1, 2025. Beginning in tax year 2026, you must live in the home at least 8 months a year. If you or an immediate family member is on active duty and service prevents that, you still qualify if the home is that service member’s legal domicile. It covers privately owned single family homes, including houses, modular and mobile homes, townhouses, and condos. You cannot also take the separate paragraph (xlv) homeowner exemption for the same property in the same year. You may decline the exemption and pay the full tax if you prefer. Your tax savings equal the exempted value times your local property tax rate.
