In cities that are special assessing units, any rise in each property class’s tax base share for fiscal year 2026 is capped at 5% over last year’s adjusted share. The local legislative body must set this by December 1, 2025. If 2026 property tax bills were sent before this law, the city revises the shares, resets rates, and sends amended bills. Any installment due before the amended bill is sent still follows the old law and must be paid. The city decides when to send amended bills and which installments they include.
