Starting with the tax year beginning January 1, 2025, Wyoming exempts 25% of a qualifying home's fair market value. This includes its associated improved land, but only the first $1 million of combined value counts. Qualifying single-family homes include houses, modular homes, mobile homes, townhouses, privately owned condos, and other single-family dwelling units. Beginning in tax year 2026, you must live there at least eight months each year. An exception applies if your or an immediate family member's active military service prevents meeting that requirement. The home must then be that service member's legal home. You cannot claim this break after applying for and receiving the exemption under W.S. 39-11-105(a)(xlv) for the same property and tax year. The exemption lowers the value subject to tax, not your tax bill by that dollar amount; savings depend on tax rates. The law took effect upon enactment, and you remain free to pay property taxes without applying for this exemption.
