CHFA home loans for first responder families

Starting August 12, 2026, families with a law enforcement officer or first responder who works in Colorado can get CHFA home loans. Your qualifying income must be at or below 110% of the CHFA income limit for your area. Low- and moderate-income families still qualify under current CHFA rules. If a referendum petition is filed, the law takes effect only if voters approve it in November 2026.

Who counts as first responder or officer

The law defines a first responder as a peace officer, firefighter, or emergency medical technician. It also defines peace officer to include certified peace officers, noncertified deputy sheriffs, emergency communications specialists, and corrections officers. These definitions guide who can use CHFA mortgage programs. They take effect August 12, 2026. If a referendum petition is filed, they take effect only if voters approve them in November 2026.
