Beginning July 1, 2025, lenders on Tennessee home loans cannot charge more than the Average Prime Offer Rate (APOR) for a 30-year fixed mortgage plus 4 percentage points. The cap is never above 18% per year. APOR is published by the Federal Financial Institutions Examination Council. This applies to residential mortgages in Tennessee and limits what lenders can charge.
