More training to keep broker license

Beginning January 1, 2026, new Tennessee real estate brokers must complete 120 classroom hours within three years of their original license to have it reissued. Courses must be at a school, college, or university the commission approves. After you finish the 120 hours, starting with the next license period, you must complete 16 classroom hours every two years. You must provide proof of completion to reissue your broker license each time.

Older brokers without staff skip biennial classes

Beginning January 1, 2026, if you were first licensed before January 1, 2005 and you do not supervise any affiliate brokers, you are exempt from the 16-hour continuing education every two years. This exemption only applies to the biennial 16-hour rule and does not change the initial 120-hour requirement.
